Build faster. Build smarter.
The ISM Homes story.

How a team of engineers, designers and builders is transforming shipping containers into some of the most stylish, sustainable homes in East Africa — and delivering them in as little as twelve weeks.

ISM Homes · Container Technology · Part of the ISM Africa Group · Fast | Robust | Luxurious

Welcome to ISM Homes, East Africa’s premier specialist in container and modular home construction. We stand at the forefront of innovative and sustainable living solutions, with a simple conviction at the heart of everything we do: a beautiful, durable, modern home should not take years to build. Our system transforms shipping containers into stylish contemporary homes, blending eco-friendliness with durability — and it does so at a pace traditional construction simply cannot match.

Every ISM container home is built using our advanced container fast-build technology. Rather than assembling a home brick by brick on an exposed site, we manufacture in a controlled factory setting, where precision and consistency are engineered into every module before it ever reaches your land. The result is a construction process that is dramatically streamlined — completed 30 to 50 percent faster than conventional methods — without ever sacrificing the quality of the final home. At ISM Homes, we don’t just build structures; we craft the future of modular construction, setting new standards in the industry.

Our commitment to quality

Our unwavering dedication to quality and relentless pursuit of innovation have solidified our status as one of the most dependable and proficient construction companies in the region. That reputation is earned in the factory long before it is seen on site. Manufacturing our homes in a controlled environment means the weather never warps a wall, a rushed pour never weakens a foundation, and every joint, panel and finish is checked to the same exacting standard. Modules leave our yard complete, are transported to site, and are finished in place by the same team that built them.

This approach carries practical benefits our clients feel immediately. Because so much of the work happens off-site, there is minimal disturbance to your property during construction. Because our process is predictable, we maintain the agreed price throughout the construction phase — the figure you sign is the figure you pay. And because we build quickly, your home can be ready in as little as twelve weeks, at a cost of roughly 30 percent less than a similar-sized, traditionally built home.

Everything under one roof

ISM Homes is a true design-and-build company. From the first architectural drawing to facilities management long after handover, every discipline your project needs lives in-house. Our teams handle architectural drawings and county approvals; structural engineering and foundations; mechanical engineering for water reticulation, sewage and drainage; electrical engineering; HVAC systems and fire protection; perimeter gates and security; landscaping; and complete interior design, exterior renders and fit-outs — all coordinated under a single project management umbrella, with a transparent bill of materials from day one.

For our clients, this means one point of contact, one accountable team, and none of the delays and finger-pointing that come from juggling separate contractors. We design. We build. We manage.

Homes that repay their owners

Container homes are not only faster and more affordable to build — they are smarter investments. Cutting-edge building technologies guarantee efficiency and safety in every home, while speedy project completion means rental properties begin earning months earlier than a conventional build would allow. It is a combination that delivers a high return on investment, which is why so many of our projects are commissioned not just as family residences but as boutique rentals, eco-camps and show homes.

Sustainability runs through the entire model. Repurposing steel containers gives robust structures a second life, off-site manufacturing conserves the land around your build, and thoughtful insulation keeps every home comfortable throughout the year, whatever the weather outside.

The proof is in the projects

Nothing tells our story better than the homes themselves. Deep within the lush, serene embrace of Karen’s forest, we recently completed the Karen Forest Retreat — three meticulously crafted one-bedroom container homes, finished within three months and designed to maximise rental returns through long and short-term stays. In Isinya, Kajiado, two 40-foot containers became a chic and efficient 60-square-metre home with two ensuite bedrooms, an open-plan living and dining area, an upstairs balcony terrace and a covered wooden patio below.

At the foot of majestic Mt. Kenya stands the Dreamwood Nanyuki Home, a two-bedroom, two-level container home that redefines eco-luxury living — built within three months and marrying modern comfort with the unspoiled grandeur of the Kenyan wilderness. In the Maasai Mara, our eco-camp features an extraordinary open-air bathroom beneath an overhead skylight: an experience that blurs the line between indoor and outdoor living, where you shower beneath a canopy of stars to the gentle sounds of the river nearby.

On the coast, the Kwale Coastal Retreat pairs a spacious one-bedroom suite and elegant ensuite bathroom with a dedicated office space, all housed within two expertly modified 40-foot containers. And at our Thika yard, the Kickstarter Show Home — a one-bedroom, 30-square-metre starter home built in a swift two months — proves that compact living and modern convenience make a perfect first home or investment for anyone seeking a minimalist yet comfortable lifestyle. From family sanctuaries in Karen to the Blue Rhino’s outdoor bathtub under the Nanyuki stars, each project reflects the same promise: fast, robust, luxurious.

Headquartered at the Aspire Center in Westlands, Nairobi, ISM Homes is proudly part of the ISM Africa Group, and our reach extends far beyond Kenya. We design, build and deliver across twelve countries — Kenya, Uganda, Tanzania, Rwanda, Burundi, the Democratic Republic of Congo, Ethiopia, South Sudan, Somalia, Malawi, Mozambique and Madagascar — bringing the same fast-build precision to a forest plot outside Nairobi or a lakeside site a thousand kilometres away.

Wherever the destination, the promise holds: a home of factory-grade quality, delivered at a pace and price that traditional construction cannot match, and finished to a standard you will be proud to live in for decades.
